Understand what the payment includes

Principal and interest

Principal reduces the loan balance. Interest is the lender's charge for borrowing. The note rate is not the same thing as APR.

Taxes, insurance, and escrow

Taxes and insurance can change. An escrow payment can change even when the interest rate stays fixed.

HOA, flood, and mortgage insurance

HOA or condominium fees are separate from the mortgage. Flood insurance may be required or advisable. Mortgage insurance protects the lender, not the home.

Approval is conditional
