What these terms mean

Market value is an estimate of what a property may be worth. Assessed value is the value used in the assessment process. Taxable value is assessed value after applicable exemptions. A millage rate applies tax per $1,000 of taxable value. Non-ad valorem assessments are separate charges that may appear on a tax bill.

Save Our Homes generally limits assessed-value growth for qualifying homestead property. Portability may allow a qualifying owner to transfer some assessment difference, but eligibility and amounts are property-specific and must be verified by the county property appraiser. A sale may reset assessed value under applicable rules.

Annual property tax and a lender’s monthly escrow collection are not the same thing. Escrow may change as taxes, insurance, or shortages change. Property appraisers establish values and exemptions; tax collectors issue and collect tax bills.
